What the American Benefits community team offers your association:

Specializing in community associations and their unique features, we represent a
variety of insurance carriers in order to offer you the best solution for your individual association needs.

We also offer training for boards and property managers on what to look for when purchasing association insurance. We explain what risks are insurable and how to best protect the management company as well as the association.

Offering comprehensive policies and competitive rates, we offer separate and distinct programs for all types of associations, including residential condominium associations, homeowners associations and secondary/
seasonal/timeshare associations. Depending on what category your association falls under, we will put together a broad insurance program with built-in coverage. Many items we can offer are:

  • Guaranteed replacement cost for buildings, structures, community personal property and structural glass and signs.
  • Defense costs for non-monetary damage claims for defending a board decision or action (under the Directors & Officers professional liability policy).
  • Committee members and other association members acting at the direction of your Board in a voluntary capacity.
  • Property manager and firm are included for the Directors & Officers professional liability policy.
  • No general aggregate for liability and coverage is provided per occurrence.
  • Employee dishonesty, which includes the property manager in the amount of $50,000 to protect association funds from theft and embezzlement (this amount can be increased).
  • Maintenance fees and assessments.
  • Foundations of buildings, structures, machinery and boilers.
  • No vacancy or unoccupancy provision.
  • Machinery and equipment.
  • Building ordinance/code coverage in the amount of $250,000 for increased cost of replacement construction due to new, tougher building codes.
  • Bridges, bulkheads, docks, piers, retaining walls and wharves for $10,000.

Other resources available:

  • Community Associations Institute (CAI), a non-profit organization that supports homeowner associations and their shared facilities in condominiums, cluster housing, planned unit developments and open space communities.
  • Oregon Washington Community Association Managers, a local group serving community association managers and service providers looking for a forum to promote professional image, proposed licensing and legislation, education and a network for business opportunities.
